Hotel Policies
Reservations must be guaranteed by a major credit card when you book. Blackout dates are subject to their own rules.
Check-in after 4PM | Check-out by 11AM
You must be 18+ to book a room.
For security purposes, please provide a valid government or state-issued photo ID at check-in. To cover incidentals, we’ll hold $250/day on your credit card and we’ll authorize additional funds as needed based on your additional incidental charges. We are a no smoking hotel, please know there is a smoking fee of $250/room and $500/suite.
Credit Cards must be presented upon check-in and must be the same credit card used to make the reservation. If guests are booking on behalf of someone else, they must contact the hotel directly to arrange for third party billing minimum 7 days prior to the arrival date on the reservation.
Pay Now rates are non-refundable, full pre-paid and non-transferable.
Pay Later rates require a cancellation notice 72 hours prior to date of arrival in order to avoid a penalty of up to two nights' stay.
Group Rates require a cancellation notice of 14 days prior to date of arrival in order to avoid a penalty of a two night stay.
Unless otherwise noted on confirmation, please let us know if you have to cancel 72 hours before arrival to avoid penalty. If you just don’t show up, we’ll have to charge up to two nights' stay.
For penthouses and homes, please let us know if you have to cancel 14 days before arrival to avoid penalty. If you just don’t show up, we’ll have to charge two nights' stay.
Special Event dates require a cancellation notice of 14 days prior to date of arrival in order to avoid a penalty of 100% of the stay. These include, but are not limited to, President’s Day, Boat Show, South Beach Wine & Food Festival, Ultra Music Festival, Easter, Formula 1, Swim Week, Art Basel, and Christmas through New Year’s Day.
Book an early flight? Want to sleep in? We’ll do our very best to accommodate you - just let us know in advance. If we can’t, we’ll gladly stow your luggage safely and securely, until you’re ready to move on. There is a late departure fee of one night’s stay plus tax.
Your pet is welcome here! Just add them to your reservation when you book online or reach out to us to let us know they'll be joining you. We understand that sometimes pets can act like animals (and wreck things). If that happens, there may be additional costs for the repair of any damages or additional cleaning requirements. Please familiarize yourself with the house rules.
Standard City of Miami Beach taxes are applied to all reservations.
A daily $66 resort fee per room, exclusive of tax, is applied at the time of check-in. This fee is separate from your room rate and offers unique amenities including:
Two beach chairs and one umbrella per room
Bicycle rental
Audi e-tron house car service
Mind and Movement fitness and wellness experiences
Nature-inspired programming and events
Lobby Farmstand with fresh seasonal fruit
Pet beds for our four-legged guests

For Retreat Collection rooms, a daily resort fee of $95 per room, excluding tax, is applicable at the time of check-in. This fee is separate from your room rate and offers unique amenities including:
Two beach chairs and one umbrella per room
Bicycle rental
Audi e-tron house car service
Mind and Movement fitness and wellness experiences
Nature-inspired programming and events
Lobby Farmstand with fresh seasonal fruit
Pet beds for our four-legged guests
Valet service is offered at $65 per vehicle (plus tax). A rate of $30 for up to 3 hours per vehicle is available with venue validation.
A rate of $25 for up to 4 hours per vehicle is available with venue validation at AVIV.
Price is subject to change based on high-impact dates and city-wide events.
